Both. Existing surfaces get a power-wash (included in the sealing price), an inspection for cracks that need chase-filling before sealing, and then the sealer application. Cracks wider than a hairline get chased with a matching color caulk before the sealer goes on. Heavy staining (oil, rust, tire marks) may need spot treatment first — quoted as a separate line item.
Solvent-based acrylic “color-lock” sealer is the standard for stamped concrete. It wet-looks the surface, deepens the color, and buys 2–3 years before reapplication. Water-based acrylics are lower-VOC but don’t hold color as well over time. Penetrating silane sealers keep water out but don’t restore color — use on stamped concrete only if you want a matte finish.

Solvent-based acrylics dry to walk-on in 2–4 hours and to drive-on in 24 hours. Water-based acrylics dry to walk-on in 4–6 hours and drive-on in 24 hours. Penetrating sealers accept foot traffic in 4 hours and vehicles the same day. Weather affects all cure times — humid or cool conditions extend them. Spencer’s schedules sealing on dry days with 24 hours of forecast dryness afterward.
